Contact Your SRG Broker - Share your decision with your Starbuck Realty Group broker and get started. Determine Financing - If you’re not a cash buyer, the first step is to determine your financing ability by meeting with a local, reputable lender.  This will help determine the price range for your home search. Start Searching - After deciding on your search criteria, you can begin your search online with the comprehensive property search on our website.  Your broker can also search for you and send you homes that meet your criteria. Tour Homes  - Once you find a property you’re interested in seeing, you can set up a time to view it.  You can schedule a showing by clicking “Schedule a Showing” on the property on our website or by calling or emailing your broker. Write an Offer -Your Starbuck Realty Group broker will help you formulate an offer that will represent your best interests in the transaction. Offer Acceptance - Congratulations! You are now under contract. Now the work begins to follow contract contingencies and deadlines closely. Contingencies - Starbuck Realty Group will help you work through contingencies regarding inspections (whole house, radon, mold, termite, structural, etc.), financing, or other areas. Pre-Closing - At this point, your broker will schedule a place and time for the closing.  Closing statements will be prepared and sent to you, your broker, and your lender for review prior to closing. Account Transfers - In preparing for your move, contact your insurance company to confirm coverage on your home starting on the day of closing.  Contact utility providers at your current location and at your new location to give them the date the transfer is to be made.  This includes: electricity, cable/TV, internet, gas, trash/recycling, and water.  Also, don’t forget to forward your mail! Final Walk-Through Inspection - Normally done on closing day, you and your broker will walk-through your home to ensure it is in the same condition as when the offer was made. It is important to check that any items that were to be addressed have been completed.  If there are any problems, you will want to bring them to closing. Closing - The closing usually takes place at a title company designated by the seller. A closing coordinator will facilitate the closing. He or she will ensure all documents are signed by both parties as well as answer any questions you may have. Your broker will be present to ensure everything runs smoothly and advocate for you in the event a problem arises. Welcome to your new home! Once all documents are signed, money is transferred, and keys are exchanged, you are officially the new owner! Congratulations and welcome home!
